One of our core services is advising investors on the acquisition of property, either as a rental investment or for their own personal use.  We undertake a full market search to carefully select and recommend properties within your preferred budget and locations which offer maximum potential for rental income and capital growth.

Wherever possible we look to acquire off-market opportunities and have excellent contacts throughout the market with developers, LPA receivers, banks, auctioneers and agents.  In the vast majority of cases we act on your behalf, not the vendor's, and this enables us to negotiate the best possible terms on your behalf.    In the current market we are often able to acquire opportunities at significant discount where the banks may have repossessed a property or where we have a vendor who is motivated to sell at a discount to open market value.

Once a suitable property has been found we always recommend that your Bank appoints an independent surveyor to carry out a survey and valuation of the property.   Your appointed solicitor will then handle all the legal due diligence and contracts and we also recommend that any monies associated with the purchase should be transferred directly through your solicitor, not through us.
